LEASING FREQUENTLY ASKED QUESTIONS

Will the Leasing and Resale Management Services Group (LRMS) of Megaworld Prime RFO act as the "exclusive" leasing group for the unit owner?

The Leasing and Resale Management Services Group (LRMS) of Megaworld Prime RFO is Non-Exclusive program. Unit Owner/Lessor may still look for other possible tenants.

How much is the standard rate is for how long?

Final closing rates are dependent on the following factors: Lease Duration, Payments (Advanced), Unit Furnishing. We have suggested rates but final closing rates will depend on the final negotiations.

How long is the minimum lease term?

We shall try our best to accommodate any lease but as of now we handle a minimum lease contract of Six (6) Months.

What is the mode of payment?

Advance payment should be Two (2) Months Advance and Two (2) Months Security Deposit. Payment are payable in Post-Dated Checks (PDC) covering the entire lease term.

Can an interested tenant "hold" the unit for lease?

The interested tenant will have to give One (1) Month’s rent as Reservation that will form part of the Security Deposit.

What is the scope of services that we will cover?

The Leasing and Resale Management Services Group (LRMS) of Megaworld Prime RFO will cover the following responsibilities:

  • To Market the unit through the Leasing and Resale Management Services Group (LRMS) of Megaworld Prime RFO’s network and media.
  • To schedule unit inspections and Viewings.
  • To negotiate on behalf of the Unit Owner either directly with the prospective tenant/s or with accredited third party agents/brokers.
  • To draft and facilitate the Contract of Lease, its renewal, extension and termination.
  • To prepare and brief the Unit owner with the proper furnishing and inventory.
  • To facilitate the Lessee’s move-in with proper inspection and assistance with the Lessor/Lessor’s Representative, consequently the same responsibilities apply upon move-out.
  • To give feedback regarding the inquiries.

How can I enroll my unit in the Leasing Program?

The interested Unit owner will be given an enrollment packet which will contain the following documents:

  1. Leasing Frequently Asked Questions
  2. Authority to Lease & Non-Exclusive Services Agreement
  3. Unit Owner & Unit Information Sheet
  4. Key Transmittal

If there's an interested tenant, what will be the process of renting?

The Leasing and Resale Management Services Group (LRMS) of Megaworld Prime RFO process:

  • Step 1: We shall schedule a viewing and shortlist the units that they are interested in.
  • Step 2: We shall now proceed with the negotiation phase.
  • Step 3: When both parties have agreed on the closing rate, we will then draft the contract.
  • Step 4: Payments will then be settled between the two parties, together with the contract signing.
  • Step 5: The Leasing associate / Officer will then assist with the the move-in of the tenant.
